Please read these terms carefully before using our services or website.

1. Acceptance of Terms

By accessing and using the website www.sstsfitout.com ("the Website") or by engaging Shazb Shakeel Technical Services LLC, trading as SSTS Fitout ("we," "us," or "our") for any renovation, fitout, maintenance, or technical service, you agree to be bound by these Terms & Conditions. If you do not agree with any part of these terms, you should not use our Website or services.

2. Definitions

Throughout these Terms & Conditions:

  • "Company" refers to Shazb Shakeel Technical Services LLC, licensed in the Emirate of Dubai, United Arab Emirates.
  • "Client" or "You" refers to any individual, company, or entity engaging our services.
  • "Services" refers to all renovation, fitout, demolition, landscaping, painting, plumbing, electrical, AC maintenance, carpentry, gypsum ceiling, handyman, property inspection, AMC, and any other technical or construction-related work provided by the Company.
  • "Project" refers to any agreed scope of work between the Company and the Client.

3. Quotations & Pricing

All quotations provided by SSTS Fitout are valid for thirty (30) calendar days from the date of issue unless otherwise stated in writing. Quotations are based on the scope of work, materials, and specifications agreed at the time of quotation. Any changes to scope, materials, or specifications requested by the Client after acceptance may result in revised pricing and timelines.

All prices are quoted in United Arab Emirates Dirhams (AED) unless otherwise stated. Quotations do not include VAT unless explicitly specified.

4. Payment Terms

Payment terms are agreed upon in the project contract or service agreement. Standard payment structure typically includes:

  • Advance payment upon contract signing to secure the project start date and order materials.
  • Progress payments linked to project milestones as defined in the contract.
  • Final payment upon project completion and handover, subject to snagging resolution.

Late payments may result in project suspension and additional charges. Payment methods accepted include bank transfer, cash (subject to UAE regulations), and cheque.

5. Project Timelines & Delays

SSTS Fitout is committed to completing all projects within the agreed timeline. However, we shall not be held liable for delays caused by:

  • Force majeure events including but not limited to natural disasters, government actions, or public health emergencies.
  • Delays in obtaining necessary authority approvals or NOCs from building management or developers.
  • Client-requested changes to scope or materials after project commencement.
  • Client-caused access restrictions or delays in decision-making.

Any delays caused by the Client may result in adjusted project timelines and additional costs.

6. Authority Approvals & NOCs

Depending on the nature and scope of the work, certain projects require approvals from Dubai Municipality, Dubai Civil Defence, DEWA, community management, or other relevant authorities. SSTS Fitout will manage the application process for such approvals where included in the scope of work. The Client is responsible for providing all necessary documentation and access to facilitate the approval process.

SSTS Fitout shall not commence any work requiring approval until such approval is obtained. Any delays in obtaining approvals that are beyond our control shall not be considered a breach of project timeline commitments.

7. Client Responsibilities

The Client agrees to:

  • Provide accurate and complete information about the property, existing conditions, and project requirements.
  • Ensure the project site is accessible to our team during agreed working hours.
  • Obtain any necessary permissions from landlords, tenants, or property owners where applicable.
  • Settle any outstanding community fees or service charges that may affect project approval.
  • Make timely payments as per the agreed payment schedule.

8. Warranties & Liability

SSTS Fitout provides a workmanship warranty on all completed projects as specified in the individual project contract. The warranty period and coverage vary by service type and scope.

Our liability is limited to the value of the contract for the specific project. We are not liable for:

  • Pre-existing structural, plumbing, or electrical defects that were not reasonably identifiable during the site survey.
  • Damage caused by the Client or third parties after project handover.
  • Wear and tear, misuse, or lack of maintenance post-completion.
  • Consequential losses, loss of rental income, or business interruption.

9. Cancellation & Termination

Either party may terminate the agreement in accordance with the terms specified in the project contract. In the event of termination by the Client:

  • All work completed up to the date of termination shall be invoiced and payable.
  • Any materials already ordered or fabricated specifically for the project shall be charged to the Client.
  • The advance payment may be partially or fully retained to cover costs incurred.

SSTS Fitout reserves the right to terminate the agreement if the Client breaches any material term of the contract and fails to remedy such breach within fourteen (14) calendar days of written notice.

10. Intellectual Property

All designs, drawings, 3D renderings, and technical documents produced by SSTS Fitout remain our intellectual property until full payment is received. Upon full payment, the Client receives a non-exclusive license to use the designs for the specific project only.

11. Website Use

The content on our Website is provided for general information purposes only. While we strive to keep information accurate and up to date, we make no warranties about the completeness, reliability, or accuracy of the content. Images of completed projects are representative of our work and may not reflect current availability of materials or finishes.

12. Governing Law & Jurisdiction

These Terms & Conditions and all agreements between SSTS Fitout and the Client shall be governed by and interpreted in accordance with the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Dubai.

13. Amendments

We reserve the right to update these Terms & Conditions at any time. Changes will be posted on this page with the effective date noted at the top. Continued use of our services or Website after any changes constitutes acceptance of the revised terms.
