Terms & Conditions

These terms outline how we deliver quotations, services, payments, warranties, and handovers. They operate alongside your quote/BOQ and any project-specific agreement. If anything conflicts, the signed agreement or latest mutually agreed variation prevails.

1) Definitions & Scope

“Company”, “we”, “us”, “our” means Shazb Shakeel Technical Services LLC (SSTS Fitout). “Client”, “you”, “your” means the person or entity ordering the services. “Services” include but are not limited to fit-out, renovations, MEP, AC, duct cleaning, maintenance, and approvals. “BOQ” is the bill of quantities; “Variation” any change to scope, price, or timeline.

These Terms apply to all quotations, purchase orders, and works we perform unless superseded by a signed contract between us.

2) Quotes, Pricing & Validity

  • All quotations are based on information available at the time and are valid for 14 calendar days unless stated otherwise.
  • Prices exclude VAT unless explicitly mentioned. VAT will be added per UAE law.
  • Unless noted, prices exclude hidden conditions (e.g., unforeseen structural issues, asbestos, access limitations, utility outages).
  • Foreign brand/material substitutions may be proposed if equivalents are out of stock; Client approval is required for any change in specification or price.

3) Orders, Site Visits & Surveys

  • Orders are confirmed when the Client accepts the quote/BOQ in writing and pays the initial deposit (if applicable).
  • Site surveys may be required to validate dimensions, services, and constraints. Survey findings can trigger a Variation if conditions differ from assumptions.
  • Authority drawings/approvals (where included) will follow the relevant authority’s timelines and requirements.

4) Payments, VAT & Retentions

Standard progress schedule (unless otherwise stated in your quote):

  • Invoices are due within 7 calendar days of issue unless specified.
  • Late payments may pause works and may incur reasonable admin charges per UAE law.
  • Ownership of supplied materials remains with the Company until full payment is received.

5) Variations & Change Orders

  • Any change to scope, materials, finishes, or sequence must be requested in writing.
  • We will issue a Variation for approval with time and cost impact. Work proceeds after written acceptance.
  • Hidden conditions or third-party delays that alter plan/sequence may be treated as Variations.

6) Approvals & Compliance (DM / DCD / Trakhees)

  • Where included, we coordinate drawings, submissions, and inspections with relevant Dubai authorities (e.g., DM, DCD, Trakhees).
  • Fees, deposits, and as-built requirements are per authority rules and may be invoiced at cost unless explicitly included.
  • Client must provide title/tenancy, NOCs, and building management permissions promptly to avoid delays.

7) Site Access, Safety & Working Hours

  • Client ensures safe access, permits, security clearance, and lift/parking availability.
  • Working hours comply with building rules and UAE labor/HSE laws; noisy works scheduled per building policy.
  • We observe HSE practices; Client must disclose hazards (e.g., live services, structural concerns).

8) Materials, Warranties & Aftercare

  • Workmanship warranty: 12 months from handover unless stated otherwise on your quote.
  • Manufacturer warranties pass through as provided by the OEM/supplier.
  • Warranty excludes misuse, normal wear/tear, third-party interference, and environmental events.
  • AC/MEP systems require routine maintenance; failure to maintain may void warranties.

9) Delays, Force Majeure & Extensions

We are not liable for delays beyond our reasonable control, including but not limited to authority approvals, building restrictions, supply chain disruptions, extreme weather, epidemics, or acts of God. Reasonable extensions of time will apply.

10) Cancellations & Rescheduling

  • Rescheduling must be requested at least 48 hours in advance where possible.
  • If materials are special-order or works have commenced, reasonable restocking or remobilization charges may apply.
  • Deposits may be used to cover costs already incurred.

11) Liability & Indemnity

  • Our liability for direct loss is limited to the total fees paid for the relevant works.
  • We are not liable for indirect, consequential, or special losses (e.g., loss of profit, business interruption).
  • Client indemnifies us against third-party claims arising from instructions, unauthorised changes, or unsafe site conditions outside our control.

12) Photos, IP & Marketing

  • We may photograph progress and completed works for records and quality control.
  • With your consent, we may use anonymised images for portfolio/marketing (we will avoid showing personal data or sensitive items).
  • Designs, drawings, and methods remain our intellectual property unless otherwise agreed in writing.

13) Privacy & Data (UAE PDPL)

We collect and process personal data to deliver quotations, perform services, and manage accounts in line with applicable UAE data protection laws (including the UAE PDPL, where applicable). See our Privacy Policy for details on your rights, retention, and contact methods.

14) Disputes, Law & Jurisdiction

  • We aim to resolve issues amicably via the project manager within 7–14 days.
  • Failing resolution, the matter shall be governed by the laws of the United Arab Emirates and fall under the jurisdiction of the courts of Dubai (unless the parties agree to an alternative forum such as DIAC arbitration in a written contract).

15) Miscellaneous

  • Entire Agreement: These Terms + your accepted quote/BOQ comprise the agreement unless a separate contract is signed.
  • Severability: If any clause is invalid, the remainder stays in force.
  • Assignment: Neither party may assign without consent, except standard subcontracting by us for delivery.
  • Updates: We may update these Terms periodically; the version at order acceptance applies unless otherwise agreed.
